What do you need to know if you are going to sell a house on contract?

First of all, you will be selling the house to someone using a seller financing technique I use in my business nearly every day. It is not difficult to do this, however listen to everything I say very carefully because there is purpose in it. When you are selling a house on contract, you will be anxious to sell it, and this can cause you to make some foolish mistakes. Do not sell it to the first person that comes along just because you are in a hurry to sell it. This can cause you to make some mistakes in judgement and allow someone to enter a contract agreement with you that has no intension of finishing the contract out. We call these future squatters, and this is a bad thing because it WILL cost you every penny you made "selling" the property to them in the first place. So take your time in your application process, and find someone who can afford it.

How to write a contract for selling a house? Should you hire a lawyer?

There are many options for writing your contract for selling a house on contract. I am going to explain to popular options and you can chose one that works well for you.

Option One: Have a lawyer write your contract for you.

This option is not as safe as you might think just by looking at the name. Most people trust that a hiring a lawyer to write your contract for you is the best option. I have actually been told by lawyers that my contracts are to well written, then followed by joke with them crying about there job security. Well fortunatly for you and your checkbook, I am willing to let you in on a little well known secret. Lawyers are taught to create somewhat vague contracts, and contract agreements so that you need them when a discrepancy comes up! Thus meaning you have to pay them to solve the problem that they caused by not making the contract as tight as they are more then capable of making them the first time through. Good for lawyers and there job security, however I am not interested in making there bank account fatter, I am interested in making my bank account fatter, and yours too.

Option Two: Write it yourself using a contract writing program.

There are several contract writers out there that make it very easy to make a contract to sell a house on contract. I have used the contract wizard for about years now and though the contract has been only tested in court about a handful of times, it has yet to fail me.
